Five questions before a markaz plaza
Before the walk-through: title, who pays the rent, what happens in year two, and who else has the file.

The first question is title. Is the plaza one holding, or shops sold off the plan with the owner keeping the remainder. A rent roll on someone else’s shops is not this building.
The second is the tenant list. Names, areas, start dates, and what is actually being paid this month — not what the agreement hoped for in 2022. PKR 15.5 lakh is only useful if it matches the deposits.
The third is the 10% increase. Which leases carry it, from which date, and what happens if a shop goes dark. The fourth is service charges, tax, and who repairs the front. Gross rent is not money in the account.
The fifth is the other buyer. If two offices already have the file, say so. Families buying at this level in Pakistan would rather lose a plaza honestly than discover the conversation was crowded.
